The Moraine is a groundwater recharge area, and that brings genuine constraints: environmental protection provisions, restrictions on how much you can alter grade and drainage, and in some places a water table high enough to change the structural detail. None of it prevents a pool. All of it is much cheaper to design for than to discover.
Many properties here are on private wells and septic systems rather than municipal services. That affects where a pool can physically go, since septic beds carry setbacks of their own, and it affects filling and top-ups. These are practical questions with practical answers, but they belong at the start of a design, not the end.
The lots themselves are generous and often rolling, which is an advantage. Grade change is what makes a raised spa, a spillover wall or a negative edge look inevitable rather than applied, and there is usually room to place the pool where the sun actually is instead of where the yard is squarest.

Not over the bed, and not inside its setbacks. We locate the bed and its clearances first, then design the pool and deck around what is actually available.
It is more engineering, but usually a better result. Grade change is what makes raised spas, spillover walls and negative edges read as part of the site rather than as additions.
We don't publish prices or ranges, because a concrete pool is priced by the property: access, grade, soil, structure and the scope of the landscaping all move the number. We come out and look at the site first, then put a firm quote in writing.
Most of our projects run a single season, from design to first swim. Design, engineering and permits come first, then excavation, steel, plumbing, gunite, finishes and landscaping. Small senior crews and a schedule we commit to are what keep that timeline realistic.
