
On a Caledon acreage the constraints are rural ones — wells, septic beds, escarpment protection and rock — and none of them are visible in a photograph of the finished yard.
Most of these properties are on private services. A septic bed carries setbacks that can rule out the obvious location for a pool, and a well means filling and seasonal top-ups are planned rather than assumed. We locate both before drawing anything, because discovering them later means redesigning around them.
Much of Caledon falls under Niagara Escarpment and Greenbelt provisions, which govern site alteration, grading and what can be built where. These approvals run on their own timelines. Starting them late is the single most common reason a rural project misses a building season.
