A great many of the projects here are for households that entertain in numbers: extended family, weekend gatherings, three generations in the yard at the same time. That pushes the design toward circulation and seating rather than water area. Where people stand while food is cooking, whether grandparents can sit in shade near the shallow end, and how a group moves between the kitchen and the deck all matter more than adding another two metres of pool.
The building conditions split along the town's own history. Unionville and Thornhill bring older lots, mature trees and heritage-district scrutiny, where excavation routes and tree protection shape the layout. The newer subdivisions north and east bring the opposite problem: fixed lot grading, tight side yards and drainage that has to keep working exactly as it was approved.
Markham also sits against conservation land along the Rouge, and properties backing onto it carry additional constraints. Establishing those before design is fixed avoids redrawing a layout that was never permissible.

Yes, and it mostly comes down to deck layout rather than pool size. Seating, shade, the route from the kitchen and where people gather while cooking are set out at design stage.
Often. Heritage districts add scrutiny around trees, sightlines and streetscape, so we establish what applies before the design is fixed rather than during the approval.
Not usually, but it adds constraints on setbacks and sometimes on grading and drainage. We identify them at the start, because on those lots they often decide the pool's position.
We don't publish prices or ranges, because a concrete pool is priced by the property: access, grade, soil, structure and the scope of the landscaping all move the number. We come out and look at the site first, then put a firm quote in writing.
Most of our projects run a single season, from design to first swim. Design, engineering and permits come first, then excavation, steel, plumbing, gunite, finishes and landscaping. Small senior crews and a schedule we commit to are what keep that timeline realistic.
